A care plan for the system that quietly stops working without ever breaking
Nothing trips, nothing leaks, nothing makes a noise. The filters load up, the airflow drops away, and the first anyone knows is a black line round the bathroom ceiling two winters later. A care plan is one booked visit a year that ends in a measured figure, written down next to last year’s — from £199 a year, or £18 – £28 a month.
Why a system that passed on handover is not still passing
Every ventilation system on this site is commissioned to a figure on the day it goes in. From that day on, it starts moving away from it. Filters load with whatever is in the air. The heat exchanger furs over. A condensate trap dries out or blocks. An impeller collects a film of dust that changes how it moves air. None of it makes a sound.
A loaded set of filters can take a third off the airflow before anybody notices anything at all — and the first thing that is noticed is not the system, it is the mould coming back, by which time it has been under-ventilating the house for a year or more.
So we do not sell a callout. We sell a visit that ends the way the installation did: with every terminal measured and the figure written down. And because it happens every year, the figure goes next to last year’s, which is what tells you whether the system is holding, drifting, or about to need something.
Heat recovery care plan
Filters included, full clean, and every valve measured every year. We choose the month so we can do several homes in one area on the same day — and pass that saving back to you. That is the whole deal.
Or spread it at £18 – £28 a month, depending on the size of the home. Every figure includes VAT and the filters.

One-off service, without a plan
£225 for a flat up to six valves, £299 for a house with seven to ten, £365 for eleven and up. Each additional unit at the same address is £95.
Same work either way — you choose the date, and there is no reminder when it falls due next year.

Heat recovery fault visit
Diagnosis, a full airflow test, and the repair itself if it can be finished on the day with what is on the van — a blocked condensate trap, choked filters, a stuck summer bypass, a dirty impeller.
One fee, not two. If a part has to be ordered we quote it, and there is no second call-out when we come back.

Rebalance and airflow test
Every valve set to the design rate and the readings recorded. £350 up to six valves, £450 for seven to twelve.
Worth having if rooms feel uneven, if it was never commissioned, or if you have just bought the house — and it is the best first visit before a plan.
The part nobody else does
This year’s reading, next to last year’s
A single airflow reading tells you the system works today. It cannot tell you whether it is slowly losing ground, and it cannot tell you why. The same terminals measured on the same instrument every year can do both.
If a bathroom valve reads a little lower each year while the rest hold, the fault is on that run — a duct that has sagged, a joint that has let go. If everything drops together, it is the unit, the filters or the exchanger. If nothing has moved in three years, you can stop worrying about it. That is the value of a plan over a callout, and it is why we keep the readings for you rather than handing over a sheet and forgetting it.
- Every unit carries a QR label. Scan it and you get its make, model, filter spec, next service date and full service history — no login, nothing to install.
- Useful to whoever comes next: a tenant, a letting agent, a surveyor at a sale, or another engineer.
- Flagged before it fails. Anything heading for a problem is quoted at the visit, not hidden until it breaks.

What happens on the visit
Usually a couple of hours for a house. We book it; you say yes.

Measure first
Every terminal read before anything is touched, so the visit records what the system was actually achieving after a year, not just after a clean.

Filters and clean
Filters replaced to the manufacturer’s spec, the heat exchanger drawn and cleaned, fans and casing cleaned.

Condensate and controls
The trap checked and topped up, the drain proven to fall, the summer bypass and boost controls tested.

Rebalance and re-measure
Every valve set back to its design rate where it has drifted, and the final readings taken.

Record
The readings written against last year’s, the unit’s service history updated behind its QR label, and next year’s month noted.
Other systems on a plan
The same principle — a visit that ends in a measured figure — for every system we install. These are quoted rather than priced from a table, because the number of fans, the access and the kit vary too much between homes for one figure to be honest.
Extract fans and MEV
Performance tested at the grille against the Approved Document F rate for the room, cleaned and re-commissioned. If a fan cannot make its figure, you are told why.
PIV
Filter changed, airflow checked at the diffuser, heater and controls tested, and the loft round the unit looked at while we are up there. Cheap to service and almost never is.
Air conditioning
Filters, coils, condensate and drainage, electrical connections checked and performance recorded. Refrigerant work is carried out under F-Gas certification by our refrigerant partner.
Commercial plant
Filters, drains, belts and bearings, and airflow against the design duty, on an interval that suits the building. Quoted on the site.
Landlords and managing agents
One visit per property, one certificate, filed in your account
Planned round the summer rather than squeezed into the winter when everything else is going wrong, with access booked directly with the tenant so you are not the middleman.
Each visit ends with a dated certificate carrying the measured figures, downloadable from the client portal. That is the record that answers a complaint before it becomes a claim: not “it was serviced”, but what it was achieving, on what date, against what standard.

Because we choose the month. Knowing in advance which homes are due lets us do several in the same area on the same day instead of driving across South East London for each one, and that saving is passed back to you. The work on the visit is the same either way — the difference is that on a plan it is booked for you and nothing depends on anybody remembering.
Yes, and a lot of the units we look after were fitted by somebody else. The first visit is the one that tells us what we are dealing with: many have never had a filter changed and a fair number were never properly commissioned. Where the system has drifted a long way from where it should be, or was never balanced in the first place, the first visit is usually a rebalance and airflow test, and the plan picks it up from there with a proper baseline to measure against.
It follows the size of the system rather than the number of bedrooms on the estate agent’s particulars — a flat, a typical house, or a large house with more valves and usually a larger unit. The same bands are used for a one-off service: £225 for a flat up to six valves, £299 for a house with seven to ten, and £365 for eleven and up. It is one planned visit per property per year, access arranged directly with the tenant, and a dated certificate with the measured figures filed against each address in your account.
